Hermosa Beach Real Estate Homes Sold January 2012: Condos, Townhouses, Single Family Homes

January 2012 started up where 2011 left off: Hermosa Beach Real Estate sales are slow. Only 11 properties closed escrow. Of the homes that sold 2 were short sales and 2 were bank owned foreclosures (REOs). That means that 36% of Hermosa Beach sales were distressed properties. Wow.

The Hermosa Beach Sand Section had 4 sales, same as December 2011. Hermosa Valley had 2 sales, and East Hermosa Beach 5 sales also the same as the previous month.

Single family homes were 6 of the sales and townhouses and condos 6. The lowest price home was $622,500 for a 2 bedroom 1350 sq ft detached townhouse and the highest price was $5,850,000 for a 9 bedroom 3600 sq ft single family on The Strand. HERMOSA BEACH SAND SECTION REAL ESTATE

546 11th St, Unit B: This 2 bedroom, 2.5 bathroom 1664 Townhouse built in 1988 sold as a short sale for $650,000 and we think it was a pretty good deal for the buyer. Only 4 blocks to the Beach, 2 blocks to Pier Ave. restaurants and shops. Large, bright and sunny kitchen with granite counters, stainless appliances, breakfast bar. Fireplace in roomy living room and hardwood floors throughout. Two Master Suites, each with beamed cathedral ceilings and private baths.Two outdoor patios (one on each level). 1106 Loma Drive: Loma is one of our favorite Sand Section Streets and this REO was one of our favorites sold in January. Detached 2 on a lot 1646 sq ft townhome within walking distance to the Beach, shopping, entertainment, and fun. Living room with very high Cathedral ceilings with stone fireplace. 3 Bedrooms, 2.5 Bathrooms. Stone, Marble, Granite, Bamboo Wood Flooring. Attached 2 Car Garage with extra storage, large laundry room with work shop and storage. A Great Beach Unit. Listed by RE/MAX Beach Cities for $729,000 and sold by Coldwell Banker for $765,000 after 17 days on the market. Guess other people liked it too!

217 29th St: Just a few blocks west and north and a big jump in sales price. 2046 Prospect Av: Over 2000 sq ft with 3 bedrooms, 2.5 baths and 2 car garage. Open floor plan with high ceilings. French doors lead to a west facing balcony. The property was listed for $769,000 and sold for $764,000. Not bad, Redondo Beach "tall and skinny" pricing for Hermosa Beach.

Hermosa Beach Real Estate Sales December 2011: Condos, Townhouses, and Single Family Homes

December 2011 was no different than the rest of the year for Hermosa Beach Real Estate. Sales were relatively soft with only 14 properties closing escrow. Of the 14 homes that sold only 1 was a short sale and 1 had a NOD filed. There were no bank owned foreclosures (REOs) sold or probate sales. Hermosa Beach Sand Section had 4 sales, Hermosa Valley 5 sales, and East Hermosa Beach 5 sales. Single family homes were 12 of the sales and condos 2. The lowest price home was $335,000 for a 1 bedroom 600 sq ft condo and the highest price was $3,350,000 for a 4 bedroom 3600 sq ft single family house on Hermosa venue. HERMOSA BEACH SAND SECTION REAL ESTATE

446 Monterey Blvd Unit 1-B: 3 bedroom, 2 bath, 1331 sq ft condo located a few blocks from the Strand. Remodeled kitchen, wood laminate floors, crown moldings, recessed lighting, ceiling fans, fireplace, wainscoting, custom window coverings and more. There is a 3 stop elevator in this beach close mansion and each bedroom has its own bathroom. Gourmet kitchen, see through fireplace in the master bedroom and all the features and upgrades you would expect. Listed for sale in the MLS by the Coastal Real Estate Company for $2,899,000 it was reduced to $2.699M and ultimately sold (all cash) for $2,500,000. The buyer was represented by Stroyke Properties.

3002 Hermosa Av: You have probably seen this landmark, the "Lifeguard House" in North Hermosa Beach. 4 bedrooms, 4 baths, 3600 sq ft built in 2009 one block to the beach. 3 of the bedrooms, including a private yet open master suite, are on one level. 1229 7th Pl: 3 bedroom. 2.5 bath 2019 sq ft single family house. Basically a Hermosa Beach "tall and skinny" of the type so prevantly found in Redondo Beach. This one never hit the MLS as ana active listing because two Shorewood Reraltors agents did a deal first. Lots of peope ask me why agents enter these sale in the MLS for "comp purposes only". It may be civic service, the listing contract requires it or just that agents like to boost their "stats": sales reported through the MLS for bragging rights. In any case, listed and sold by Shorewwood Realtors for $799,000 which is basically Redondo Beach kind of pricing but in a quiet Hermosa Beach location.

Hermosa Beach Real Estate Sales November 2011: Condos, Townhouses, Single Family Homes and MLS Search

November Hermosa Beach Real Estate sales continued on the same slow pace as during October with only 12 homes were sold. Of the 12 sold properties, 6 were in the Hermosa Beach Sand Section, 2 in Hermosa Valley and 4 in East Hermosa Beach. Once again, the $2M price point was not brokern with the highest sale being $1.925M for what was probably a land value deal located 1 house from The Strand. The lowest priced home sold closed escrow at an even $500K which is considerably higher than last months $331K. Distress (foreclosure) sales were once again 33% of the transactions (same as September and October) except that this time around all 4 were short sales.

Of the 12 homes sold, 5 were Single Family Residences (SFR), and 7 were condos or townhouses, exactly the same breakdown as during October. Following is a review of each of the properties sold in Hermosa Beach during November. Download Hermosa Beach Sales November 2011.

HERMOSA BEACH SAND SECTION REAL ESTATE

447 Herondo St Unit 202, Hermosa Beach CA, 90254: MLS S11113171 2 bedroom 2 bath standard sale. Sold for $500,000. Spacious one-level with remodeled kitchen including stainless steel appliances, Caesar Stone counter tops, tile back splash, breakfast bar and a separate dining area. The bedrooms are located on opposite sides of the unit. Two deck spaces with views of the greenbelt, trees and running trail. List Shorewood Realtors. Sell Real Estate West.

1421 Manhattan Av, Hermosa Beach CA, 90254: MLS K11105221. 3 bedroom 3 bath 1992 sq ft attached townhouse built in 1990 in 4 unit complex. Short Sale sold for $800,000 (list $720,000). Great ocean view, Jacazzi tub, hardwood floors and newly resurfaced deck to sit and enjoy the sun setting. Access Realty Group represented both the buyer and seller.

222 Culper Ct, Hermosa Beach CA, 90254: MLS S11067134. 3 bedroom 3 bath 1866 sq ft attached townhouse built in 2002 in 2 unit complex. This home sits on a one way street providing more privacy that much of the Hermosa Sand Section. Rooftop deck, with ocean views, and a large patio off living area. Short sale sold for $825,000 which considering the proximity to the beach (2 blocks) and age was a very good deal for this short sale. List Shorewood Realtors. Sell Ann Leung Realty for all cash.

154 Manhattan Ave, Hermosa Beach CA, 90254: MLS S11050572. Spacious 3 bed 3.5 bath 2053 sq ft detached townhome steps to beach. Fabulous ocean vistas from the roof deck. Third floor features open living room with fireplace, multiple balconies and access to roof deck, wet bar, sweeping staircase, dining room, and kitchen. Second floor features guest bedroom, walk-in laundry room, spacious master suite with fireplace, and master bath with double sinks, spa tub, separate shower, and walk-in closet. List Shorewood Realtors. Sold for $1,025,000.

1216 Monterey Blvd, Hermosa Beach CA, 90254: MLS S11097120. Three blocks from the Pier and a short walk to splendid restaurants. Hermosa Beach Real Estate: October 2011 Home Sales

Hermosa Beach Real Estate continues on a slow sales pace. Only 12 homes were sold during October 2011. This is down from 15 sales during September. Of the 12 sold properties, 3 were in the Hermosa Beach Sand Section, 3 in Hermosa Valley and 6 in East Hermosa Beach. Once again, the $2M price point was not brokern with the highest sale being $1.79M for an attached townhouse. The lowest priced home sold closed escrow at $331K and was a condo in East Hermosa Beach right next to the Shorewood office. Distress (foreclosure) sales were 33% of the transactions (same as Septemebr. There were 3 short sales and one REO sold in Hermosa Beach during October.

Of the 12 homes sold, 5 were Single Family Residences (SFR), and 7 were condos or townhouses. (Remember that townhouse is not a legal description - all townhouses are zoned condo or PUD).

2934 Hermosa Av, Hermosa Beach CA, 90254: Attached sand section townhouse with unobstructed ocean view just a block from the water's edge. 1950 sq ft built in 2002 with 3 bedrooms and 3.5 baths. Expect the usual hardwood, granite, marble and high end features found in luxury townhomes built when the market was still on the rise. The MLS listing was input "for comp purposes only" which is what the agents say when the deal was negotiated off market. List Shorewood Realtors. Sell South Bay Brokers. Sell price $1,799,000. 951 9th St, Hermosa Beach CA, 90254: Detached East Hermosa Beach Single Family house built in 1996 with ocean views from outdoor decks. 4 bedrooms, 4 baths, 3039 sq ft house on a 4015 sq ft lot located just a block east of PCH. We think the house feels kind of dated even though it was built in the '90s . the kitchen is actually OK and certainly an over all update can do wonders. The home has 2318 sq ft on a 2000 sq ft lot, but it is far from a "tall and skinny". Incredible west facing, panoramic ocean views, 3 bedrooms on the ground level, 3 baths, reverse floor plan living with exposed wood cathedral ceilings. The unit is a little bit small compared to others in the area (1785 sq ft) but that is more than made up for by the killer roof deck with views and an outdoor fireplace. List, The Real Estate Group. The listing agent initially priced this at $2.1M for Two large 5,600 sq ft R2 lots, side-by-side, at the best end-location of a curved-street with unobstructed, panoramic ocean views from Catalina to Malibu and stated that the lots would not be sold seperately. Then there was a price reduction to $1.6M and a final sale price of $1,000,000 all cash. maybe a builder got a screaming deal and if so, expect to see some new construction in a year or so. Sell $860,000. HOA dues are high for the area at $483 per month but that does include a large community pool, heated spa outdoor eating area and a community clubhouse. Hermosa Beach Home Sales September 2011: Prices, Values, Market Trends

Whether you want to buy or sell Hermosa Beach Real Estate, recent sales are your best indication as to what to expect to either pay or net for the purchase or sale of your home. The recent sales become, in effect the comparables used by both Realtors and appraisers in the "sales comparison" method of valuing homes. Let's take a look at Hermosa Beach Real Estate activity during September. All data is reported directly from the MLS and includes all sales and listings from all Brokers and Agents.

The blistering pace of Hermosa Beach Real Estate sales slowed considerably during September. Only 15 homes were sold. Of the 15 sold properties, 7 were in the Hermosa Beach Sand Section, 1 in Hermosa Valley and 7 in East Hermosa Beach. Once again, the $2M price point was not brokern with the highest sale being $1.73M for a REO. The lowest priced home sold closed escrow at $520K and was a condo in the Sand Section. Distress (foreclosure) sales were 33% of the transactions: there were 4 short sales and one REO sold in Hermosa Beach during September.

Of the 15 homes sold, 10 were Single Family Residences (SFR), and 5 were condos or townhouses. (Remember that townhouse is not a legal description - all townhouses are zoned condo or PUD).

SAND SECTION

200 W 29th St, Hermosa Beach CA, 90254: 5 bedrooms, 6 baths, 3783 sq ft, 2396 sq ft lot, SFR built 2004. List - Keller Williams Realty. Sell South Bay Brokers. Original List Price $2,288,700. Sold for $1,730,000. Days on Market (DOM) 251. REO (bank owned foreclosure). Ocean views 2 blocks to the beach, roof top deck and elevator. Was this REO a good deal? We think so and were surprised it took so long to sell. Possibly an indication that breaking the $2M price point in Hermosa is difficult these days or more of a function that while the address is 29th street, the home really is situated on a bust stretch of Manhattan Ave (which is what creates the views). MLS S10125412.

316 8th St, Hermosa Beach CA, 90254: 4 bedrooms, 3.5 baths, 3401 sq ft, 2493 sq ft lot, SFR built 1989. List and sell - Palm Realty Boutique. Original List Price $1,499,000. Sold for $1,325,000. DOM 29. Standard sale. Ocean view and only 3 blocks to the beach. We think this was an exceptional buy. (The price was reduced to $1,299M and them it sold over list). Sellers take note, when the price is right, the buyers are there! MLS S11104920.

632 The Strand, Hermosa Beach CA, 90254: 3 berdroom, 2 bath, 1410 sq ft ocean view Strand condo. List - Bankers Realty. Sell - Realty Works. Original List Price $1,450,000. Sold $1,200,000. Location, location, location. Rarely available ocean front South Hermosa condo with sweeping white water and sand views from main living area (Palos Verdes - Catalina north to the Hermosa Pier up the coast to Malibu). Common area includes two Strand front decks, and a large park like yard and guest parking for 3 cars. Reasonable HOA dues of only $260 monthly. MLS S11073722.

1527 Manhattan Ave, Hermosa Beach CA, 90254: 3 bedroom, 2.5 bath, 1773 sq ft, ocean view townhouse - condo. Listed as a short sale by Oliver Moussazadeh and sold by Neptune Properties. The original short sale list price was $995K. The price was then lowered to $900K and the final sale price was $925K. Good, but not entirely great deal. The kitchen has all updated top end stainless appliances and exquisite granite. Brazillian harwood floors and new paint throughou. And yes, there are amazing views from the large deck and great room. 215 Longfellow Ave, Hermosa Beach CA, 90254: 3 bedroom, 2 bath, 1488 sq ft single family house built on 1932 on a 1200 sq ft lot 2 blocks to the ocean. Short sale listing. List - Palm Realty Boutique. Sell - Northwest Real Estate Brokers. Listing started at $999K, was reduced to $849K and sold (short) for $755K after 323 days on the market. All in all a good price considering the location and that a few years ago you could not buy a condo in Hermosa Beach for this price. Located just abaout midway between the Manhattan and Hermosa piers. A pretty easy walk to either downtown and all the restaurants. MLS S10116177.

1132 Cypress Av Unit 2, Hermosa Beach CA, 90254: 3 bedroom, 2 bathroom, 1228 sq ft condo in a 6 unit complex built in 1987. Short sale listing. Originally listed for $696K, it sold for $632K after a reduction to $659K and 387 DOM. List - Shorewood Realtors. Sold by an out of area Broker (not reported in the MLS) for "all cash". Pretty good deal considering it is located only 1 block south of Pier Ave and that the unit has hardwood floors, custom lighting, and an open floor plan with two master suites (each having private baths). HERMOSA VALLEY

1720 Ardmore Unit 319, Hermosa Beach CA, 90254: 2 bedroom, 1.75 bath 944 sq ft condo in a building built in 1970 located right on the green belt within walking distance to downtown Hermosa Beach and the Strand. HOA dues $406 (but there is a pool). List - Real Estate Express. Sell - South Bay Brokers. Short Sale listed for $465K sold for $439K after 317 DOM. (Recent changes in MLS rules will shorten the time these short sales show as active.) MLS C10113610.

EAST HERMOSA BEACH

List price $1,429,000. Sold for $1,400,000 after 51 days on the market. An amazing East Hermosa Beach home with a backyard and ocean views on a quiet one way street. MLS S11096241.

1312 Corona St, Hermosa Beach CA, 90254: 4 bedrooms, 3.5 baths, 3212 sq ft single famliy home on a 3900 sq ft lot. Built in 2001, this contemporary Cape Cod style sports the usual amenites as well as solar panels. List and sell - Shorewood Realtors. Started at $1,455,000, reduced to $1,385,000 and eventually closed at $1.350M "all cash" after 151 DOM. MLS S11040816.

Hermosa Beach Real Estate Sales August 2011: Townhouses, Condos, and Single Family Homes

There were 17 total sales in Hermosa Beach, CA during August 2011. So, while Hermosa Beach Real Estate remains highly desirable, we are off the previous torrid pace just a few months ago. 8 sales were in the sand section, 4 were in the Hermosa valley and 5 were in East Hermosa Beach.

Single Family Houses were over half the sales (9 out of 17), 4 deatched houses were sold, 2 attached townhouses and 2 condos.

The least expensive property sold was $440,000 and the most expensive was $1,690,000. The oldest house was built in 1914 and the newest was built in 2004. The smallest property was 640 sq ft and the largest came in at 3127.

250 30th St, Hermosa Beach, CA 90254: Short Sale. 2910 sq ft single family house on a 2400 sq ft lot in a great north end location conveniently located midway between the Manhattan and Hermosa piers. The house was built in 1948 and has 4 bedrooms and 4 baths. Originally listed for $1,799,999 the property was sold for $1,690,000. Apparently there was over $2M owed on the previous loan and the seller was a licensed real estate agent (who shall remain nameless at least on this blog).

1045 Manhattan Avenue, Hermosa Beach, CA 90254: 2760 sq ft house on a 220 sq ft lot. Contemporary masterpiece designed by award winning architect Michael Lee. The Hermosa Beach Sand Section, Real Estate west of "Valley-Ardmore" to the ocean remains highly desirable and based on recent sales is more affordable than it has been in years. Hermosa Beach Valley Sales

731 8th St, Hermosa Beach, CA: Marketed as a heavy fixer or tear down. The listing agent stated that "per city of Hermosa Beach, can add 500 sqft to existing structure with a 30 ft height limit" Curiously, a new owner can not build 2 units even though R2 lot but can build 3000+ sqft new construction (subject to city approval). Hmnn, what's the logic there? The house in the pic was built in 1901 and is 919 sq ft so this was clearly sold for "land value" and we think at a $440K purchase price by a LLC this was definitely a steal even if there was a NOD filed. Shorewood Realtors listed this one.

These are the condos, townhouses, and single family homes listed for sale in the MLS in the Hermosa Valley area. Typically, Real Estate in the Hermosa Valley is harder to come by than in the Sand Section or East Hermosa.

June was the strongest month this year so far for Hermosa Beach Real Estate sales with 18 properties sold. Of these 9 were single family houses, 7 were townhouses (6 attached, 1 detached) and 2 were condos.

So far, through the end of June, there have been 74 home sales in Hermosa Beach. Single family houses accounted for 46 sales. Townhouses contributed another 19 (12 attached, 7 detached), and condos were another 9 sales. There were 8 sand section sales, 4 Hermosa Valley sales, and 6 East Hermosa sales. Listed by Northwest Realty for $2,595,000 and sold in 33 days for $2,500,000. 3500 sq ft, 4 bedroom 3.5 bath 2006 built home features panoramic ocean, white water and pier views from the 3rd floor and is located just a few blocks from the beach with a 3 stop elevator and four car garage. 1126 8th St, Hermosa Beach, CA 90254: Single Family House in East Hermosa Beach. Listed for $1,489,000 by South Bay Brokers and sold for $1,465,000. 6 bedrooms, 4 baths, 3943 sq ft on a 5000 sq ft lot and built in 2004. Ocean views and just like new with a circular staircase, brazillian cherry hardwood floors, backyard and a panoramic roof top deck. MLS search - single family houses for sale in East Hermosa Beach.

2450 Park Ave, Hermosa Beach, CA 90254: This property was a "pocket listing" and never was actually offered for sale in the MLS. The agent (Shorewood Realtors) who handled the transaction entered the data for "comps". Truthfully probably to pad their numbers. The agent considered this to be the Hermosa Beach Sand Section, but our opinion is that it feels more like Hermosa Valley. The home was a 2 bedroom, 2 bath 1600 sq ft house on a 2750 sq ft lot. 3005 Manhattan Ave, Hermosa Beach, CA 90254: Single Family House in the Hermosa Sand Section. Listed by RE/MAX for $1,399,000 and sold after 59 days on market for $1,318,250. 3 bedrooms, 3 baths on a 2450 sq ft lot. The house was listed as 1844 sq ft per the "developer". The home was completely remodeled and the new features include dual paned windows, bamboo flooring, European cabinets, Caesarstone counter tops, stainless steel appliances, etc. One of the second floor bedrooms has an ocean view.

260 31st St, Hermosa Beach, CA 90254: Single Family House in the Hermosa Beach Sand Section. Listed for $1,249,000 by Shorewood Realtors and sold for the same price in 4 days by South Bay Brokers. 1392 sq ft on a 2100 sq ft lot with 3 bedrooms, 1.5 baths. This one was all about location, location, location. Located on a walk street midway between downtown Hermosa and Manhattan Beach. The property was tenant occupied at the time of sale, but this location is too good to rent out!

410 28th St, Hermosa Beach CA 90254: Really a remodelled triplex in the Hermosa Beach Sand Section (although listed as a SFR). Initially listed in the MLS for $1,225,000 but sold for $1,115,000. Main home with e bedrooms 3 baths plus a separate 2 bedroom 2 bath unit. Remodel includes kitchens & baths, new cabinets, vanities, granite countertops, full granite back splash, new appliances, new carpets, tile floors, new toilets, new sinks, all new windows, laundry hookups, etc.

1129 Cypress Av, Hermosa Beach CA 90254: Detached Townhouse in the Hermosa Beach Sand Section. 4 bedrooms, 2.5 bathrooms, 3 levels, 2 foreplaces, rooftop deck built in 2001. Initially listed by South Bay Brokers for $1,139,000 it was sold after 47 days on market by RE/MAX for $1,112,000. MLS search - Hermosa Beach Sand Section Real Estate for Sale (townhouses).

721 3rd St, Hermosa Beach CA 90254: Attached townhouse in the Hermosa Beach Sand Section. Want proof that there is pent up buyer demand? Listed by Shorewood Realtors and sold in 9 days for full asking price of $835K. No surprise, turnkey with ocean views west of PCH. Brazilian cherry wood floors, huge roof top deck, 2 side by side garage spaces, 2 bedrooms, 2.5 baths and either 1500 sq ft or 1352 sq ft depending on whether you take the seller's data or the tax assessor (lol).

1600 Armore, Hermosa Beach CA 90254: 2 bedroom condo in excellent location west of PCH. Walk to Pier, Strand, etc. Building is FHA approved, turnley unit was sold for $469,000. Association dues are currently $330. With interest rates this low, why would anyone want to rent? Rentals in this area would run almost as much, if not more, than the mortgage, taxes, and association dues. MLS search - Hermosa Beach Condos for sale.

Most of the homes sold (6 out of 9) were in the Hermosa Beach Sand Section.
Single Family Houses were the predominate property type (6 out of 9).
The two sales in Hermosa Valley had a "beach" feel to them - more like Sand Section.
The one home sold east of PCH was an exceptionally good deal.
There were no short sales or REOs sold in April which is good news for equity home sellers.
13 Hermosa Beach homes were in escrow at the end of April - including one on The Strand.
There were approximately 80 homes listed for sale in Hermosa Beach at the end of April.

So, what does all this mean exactly?

Hermosa Beach Real Estate sales have been fairly consistent: ten homes sell per month. There has also been consistent high inventory, over six months and sometimes closer to nine, available. That means that as a buyer who can close escrow, you have more leverage and negotiating power than you might think. As a seller, focus on pricing your home to sell quickly so that you do not chase the market down, and make sure that your home is easy to show and shows well.

If you walk The Strand as much as we do, then undoubtedly you'll recognize this property from the picture. The out of area listing agent describes the property in the MLS as "2 vintage 1928 Spanish Mission homes on 1 lot. Front home on the Strand is 5 bed/3.5 bath, 2,500 sq.ft. The back home, with 25th St. frontage, is 1716 sq.ft with 4bed/2 bath. This versatile property would allow the owners to live in or rent while plans are made to build your dream home. 3,594 sq.ft. of buildable space, the remaining 2,604 easement area may be used for gardens." Possibly she should have added the universal disclaimer "btv" (buyer to verify).

We're going to guess that it is more than likely we'll be seeing new construction going up on this premier corner lot located in an excellent Strand location. that is walkable to both the Manhattan Beach and Hermosa Beach Piers. The property is currently priced at $7,995,000 (is that lot value these days?) which makes it a little pricey for a developer considering the current inventory, including new construction that is sitting on the market.
